First-Time Seller?

Much attention is paid to first-time buyers these days, but what about first-time sellers? If you’ve never sold a home before, and you’ve decided that now is the time, you may wonder how to begin? Here is the course of action I suggest.

Step 1: Determine your motivation. Do you NEED to sell now? Do you WANT to sell now? How soon is “now”, i.e. 2 months, 6 months, a year?

Step 2: Determine the value of your home. Contact your favorite Realtor® (preferably me) and make an appointment for her to tour your home. This will give her the information she needs to research other comparable homes and prepare a Comprehensive Market Analysis (aka CMA). This is the basis for recommending the appropriate listing price for your home. You may want to ask two or three agents to provide a CMA for you, which will give you an opportunity to find the best agent for your needs. (Again, preferably me.)

Step 3: Choose your Realtor®. Call the agent who impressed you most and who presented the best plan for marketing your home, and give her the good news that you are ready to list your home for sale with her. Note: not all agents are Realtors®. Realtors® are members of the National Association of Realtors® and voluntarily subscribe to a stringent code of ethics.

Step 4: Prepare your home for sale. Together with your agent, decide what work needs to be done to present your home in the best possible light and achieve the highest possible sales price. Painting? Landscaping? Staging?
Step 5: List your home for sale. From here, your agent will guide you through the remaining steps to accomplish the successful sale of your home.
