Only 76 days left till tax credit runs out!

Are you thinking of buying a home in time to qualify for the federal tax credit?

Many first-time homebuyers will qualify for an $8,000 credit and some existing homeowners will qualify for a $6,500 tax credit if they purchase before April 30, 2010. The following link, sponsored by the National Association of Home Builders, provides information about the key requirements to qualify for the credit.

Current mortgage loan rates

Here is this week's lowdown on mortgage loan rates, courtesy of Troy Chambers, loan officer for Arboretum Mortgage.

Rates Are Down!
Wow! We are now a quarter point under 5% on a 30 year fixed. The market rallied the last two days and things are looking great. Now is the time to make that move and lock in a rate on a new purchase or a refinance! Please let me know if anyone you know is in need of my services. Please feel free to contact my cell phone at any time at 425-418-5103.

Superbowl alternative -- Alki Open House

Let's face it, some of us just don't care about the Superbowl. If you're looking for an alternate activity for this afternoon, come visit me at my Open House at 3030 61st Ave SW, just two blocks from Alki Beach. I'll be here until at least 4PM.

This is a new construction complex consisting of 4 townhomes (one is already sold), 1676 sq. ft., priced at $444,950 each, and 2 single-family homes, 1864 sq. ft, priced at $544,950 each.

All visitors receive a coupon for a free ice cream cone from West Seattle's own Husky Deli!

Need directions or more info? Call or text me at 206-708-9800.

Do you qualify for the new tax credit?

In 2009, Congress approved an $8,000 tax credit for first-time homebuyers. That probably didn’t help you much, if you already own a home.

As of Dec. 1, 2009, you may qualify for a tax credit of up to $6,500 when you purchase another home… and you don’t need to sell your current home!

Following are some of the restrictions. This information is neither exhaustive, nor guaranteed. ·

>Must purchase before April 30, 2010
>Income cap of $125K for individuals or $225K for married couples
>Purchase price of home cannot exceed $800K
>Must have lived in current home consecutively, for at least 5 of the past 8 years

The politicians call it a tax credit. You will call it CASH IN YOUR POCKET!

Here’s how a tax credit works. When you file your annual income tax return, you deduct up to $6,500 from the amount of tax you owe. If you do not owe any tax, you receive a check for up to $6,500 from the Federal Government!
