My colleagues and I, in the West Seattle Prudential office, decided to put together a fun little holiday event for our past, present and future clients (after all, everyone fits into ONE of those categories). On Saturday, Dec. 3rd, from noon-2:30, Santa Claus will be in our office to have his picture taken with you and your pet (or your other friends/family). And we will give you a free copy of the photo for you to proudly display wherever!

We will also have free refreshments if you are camera-shy and just want to come by to say hello and watch the fun.

If you are feeling generous, you can choose to donate pet toys, pet food, etc. to benefit Ginger's Pet Rescue

While walking my dog along Roxbury the other day, I noticed that the City has painted lines and pedestrian icons (for lack of a better word) along the road in lieu of actual sidewalks.

I guess that's a step in the right direction (pun intended).

Do you look at Virtual Tours?

It is common practice these days listing agents to create virtual tours to help market their real estate listings. Recently, I was discussing the pros and cons of posting virtual tours of West Seattle real estate listings online. The advantages are obvious, but a disadvantage can be that it allows "bad guys" to view the interior layout of a home, possibly making it easier to break in.

So I have two questions for you.

1) If you were selling your home right now, would you want your agent to create and publish a virtual tour of your home?

2) If you are searching online for a home right now, do you take time to watch virtual tours?

Survey Reveals 5 Home Buying Myths

Overall, today's home buyers tend to be fairly knowledgeable about the real estate market, but there are still a few points of confusion in the process, as revealed by a new survey conducted by Zillow of 1,000 potential home buyers.

Appreciation: About 42 percent of home buyers believe home values will appreciate by 7 percent a year. Reality: Historically, home values in a normal market appreciate by 2 to 5 percent in a year.
Mortgage insurance: 41 percent of buyers think they will have to purchase private mortgage insurance, regardless of the amount of their downpayment. Reality: Buyers only need to purchase PMI if their downpayment is less than 20 percent of the home’s purchase price.
Appraisals: 56 percent of the buyers said the purpose of the appraisal was to determine if a home was in good condition. Reality: That’s the purpose of a home inspection; an appraisal estimates fair market value.
Home owner’s insurance: 37 percent of home buyers said that buying home owner’s insurance is optional. Reality: Lenders require homebuyers to purchase homeowner’s insurance.
Ownership: 47 percent of home buyers said a prospective buyer owns a home after the purchase contract is signed. Reality: The purchase and sales agreement is the beginning of the closing phase, but it can be a long process until they finally take ownership.

This weekend, Prudential Northwest Realty is holding even more Open House events than usual. Don't be surprised if you see our sign boards on nearly every street corner both Saturday and Sunday from 1-4P. Here is something to keep in mind when you visit an Open House. Sometimes the hosting agent is the listing agent and sometimes they are a buyer's agent. If they are the listing agent, remember that they work for the SELLER. Although they may be more than willing to represent both you and the seller, it is in your best interests to retain your own, separate buyer's agent. Here's more information about why it's important to hire a buyer's agent and how to find a good one?

This weekend, I will be holding open a home known to locals as "Rose Hall," in the Fauntleroy neighborhood. The address is 9252 44th Ave SW. Food Drive results

Last Saturday, my Prudential Northwest Realty colleagues and I hosted a food drive to benefit the West Seattle and White Center food banks. This is an annual event for us and the effort is always well worth it. The food banks get a nice pre-holiday kick-off and we get to witness some really inspiring generosity on the part of our neighbors and friends.

This year we collected approximately 3500 pounds of food and $900 in cash! Thank you to all who contributed. If you still want to contribute, you can drop off canned food donations year round at our office in Jefferson Square, 4700 42nd Av SW, Suite 600. We are open seven days a week, 9A-5P.

Denny (?) park update #3

Unusual features

Where's Pigeon Point?

The other day I posted a photo of the view from a new home in the Pigeon Point neighborhood of West Seattle. As I noted in that post, Pigeon Point is one of the least well-known areas in West Seattle, so I thought I'd give you a little more information about it.

The Pigeon Point neighborhood is located on a high bluff directly south of the West Seattle Bridge at the south end of Elliott Bay. Boundaries include Spokane Street SW on the north, Delridge Avenue SW on the west, West Marginal Way and the Duwamish Waterway on the east, and Puget Park/Oregon Avenue on the south.

The main access to the neighborhood is east on SW Andover Street, off Delridge Way soon after exiting the West Seattle Bridge. Andover then runs into/dead ends at 21st Ave SW. Turning right/south onto 21st will take you into the heart of the neighborhood. The streets tend to be narrow and homes, both old and new, seem to fill every square inch of land. Cars do not race through Pigeon Point; it has a pedestrian-friendly feel to it.

Although few people are familiar with the area, those who live there, love it and are not anxious for the secret to get out.

While shopping at McLendon Hardware recently, I happened upon the product pictured here. Very easy installation and only $17.99 (on sale), it converts your toilet to a dual-flush setup that uses less water for non-solid waste flushes. I'm no plumber, but I was able to install it myself in about 20 minutes!

I thought I was going to have to replace my old water-guzzling toilet, but now I don't! How cool is that?

McLendon's offers free clinics

Although I can not often be found salivating in the aisles of hardware stores, I confess, I love McLendon Hardware. I dread going into the "big box" hardware stores, but at McLendon's I know I will find employees who obviously care, obviously know what they are talking about and sincerely want to be of service.

Today I got an e-mail announcing that McLendon's is offering free "how to" clinics on Saturdays on various topics, so I thought I'd help them spread the word. I haven't yet attended one myself, but I feel pretty confident that they will be worthwhile.

A very special fundraiser

This is not normally the kind of thing I post on this blog, but a colleague of mine has been diagnosed with pancreatic cancer and those of us who love and support her are trying to help her keep ahead of the medical bills by hosting a fundraiser. In tune with her fabulous sense of humor, the event is called "My Big Fat Purple Benefit." It takes place on Oct. 7th, but we need to sell enough tickets before Sept. 7th to pay for the deposit on the facility, etc.

When should I hold an Open House on Alki?

Traditionally, most Open House events are held from 1-4 on Sundays (and Saturdays), but is that really the best time? I am trying to decide what hours to hold an Open House for my condo listing on Alki and wondering when would be best?

Morgan Junction Community Festival -- or as I call it, "the little street fair that could" -- is scheduled for Saturday, June 25th at the intersection of Morgan/Fauntleroy and California Ave from 10:30A-7P. This terrific event has all the energy and fun of the big street fairs, but is much more leisurely and friendly.

Several restaurants are giving free "bites", there will be live music, vendor booths, etc.

Is it still a buyer's market?

Is it still a buyers' market? The answer to that question depends upon where you live and what type of home you want to buy.

While there are a lot of Short Sale and Foreclosure properties on the market, not everyone who is shopping for a new home is in a position to take advantage of such properties. Short Sales, in particular, require a great deal of time, patience, flexibility and luck to come to fruition. Also, these homes typically require some repair, so they are fine for buyers who don't mind putting some time and money into the home, but not so good for buyers who want "move-in-ready."

There are still great bargains to be had in higher end homes (let's say $700K and up) as well, because the pool of potential buyers is smaller. Buyers in this price range are still able to negotiate fairly aggressively.
But what about the more modestly price homes (i.e. $300-$400K)? Especially those that have strong curb appeal (i.e. they are cute as a button) and ARE move-in-ready? Those homes, if priced appropriately, are often getting multiple offers in the first few days or weeks on the market. Once again, buyers are finding themselves competing for the better, well-priced homes.

You may be surprised to learn that of the 489 homes sold in West Seattle since the beginning of this year, 73 sold in 7 days or less. That's 15%. While that is not a huge percentage, it is proof that not all houses are languishing on the market, and buyers are not always in control.

What is the moral of the story? When it comes to real estate sales, there are no absolutes. There are always pockets that favor buyers and pockets that favor sellers. If you are buying or selling your home, you need to know the facts about what is happening in your specific area. Any good agent can research that information for you if they don't already know.

If you like going to Open Houses, you shouldn't have any trouble finding one -- or twenty -- this weekend. The National Association of Realtors is encouraging every agent to hold an open house. Mine will be on Sunday, 1-4, at my new condo listing: 1140 Alki Ave SW, #203

HOWEVER, if you do go to an Open House and find the home of your dreams, be careful about who you hire to write up the offer for you. Sometimes the agent holding the open house is the listing agent and sometimes it is a buyer's agent. NEVER let the listing agent write up the offer for you. Why? Because s/he represents the best interests of the SELLER, not the buyer (you). Note: many agents will be angry with me for spilling the beans on this because they want to earn a double commission.

That's a question I get asked a lot, and my answer is always the same, "It depends."

It depends on whether or not you ...

...are a first-time home buyer who qualifies for a loan. (THE BEST EVER market for you!)

...have a home to sell and plan to buy another right away. (You'll do fine. The amount you save on your new home will outweigh the amount you "lose" on your current home.)

...are "under water" (i.e. your home is currently worth less than you owe) but don't HAVE to move. (You're okay because there is time for the market to rebound, as it always has in the past.)

...are an investor with cash or good credit. (It's a GREAT market for you; so much opportunity to buy while the prices are low.)

If home price drops, so should property taxes. Home owners might be smart to initiate a property tax appeal.

Yet, most of these home owners continue to pay property taxes

based on that higher value.

Higher taxes may also make a property less appealing and affordable to buyers, since higher taxes will increase their overall costs, at least until the property is reassessed. That’s why it’s a smart strategy to advise past clients who might be considering a sale to appeal their property taxes at the next opportunity.

Evaluating Your Assessment

The vast majority of taxing jurisdictions throughout the United States assess residential property based on market value: the amount a willing buyer would pay a willing seller without duress. However, assessments are generally not reviewed on an annual basis, so a property’s assessment will never be 100 percent of market value.

To compensate, taxing bodies apply an equalization ratio, which is designed to ensure that assessments are relatively equal among different taxing districts to all assessed values. For example, a property worth $100,000 with an equalization ratio of 50 percent would be assessed at $50,000. Home owners can obtain their equalization ratio from local taxing authorities.

If, after a review with a residential broker or appraiser, a home’s assessed value seems out of line with current market values, the home owner should undertake an investigation to determine what might have caused the incorrect valuation. Here are some steps for your client to follow.

1. Arrange a visit with the local tax assessor and request a complete copy of the home’s tax records. Property record cards are public records and are universally available.

2. Pay particular attention to the market comparables listed on the property record card. These recently sold homes are the basis for the assessor’s valuation of your client’s home. Visit those houses or view them online, and compare them to the client’s house.

3. Take the appropriate equalization ratio and multiply the market value you believe appropriate for the home by that rate. If the number is lower than the current assessment, your client should file a tax appeal.

Filing an Appeal

Most home owners should be able to properly file the appeal without counsel, but most jurisdictions require a licensed real estate appraiser to prepare an expert analysis of local market values for the local tax board.

Home owners should work closely with the appraiser to review all the amenities and issues that might affect the valuation of their home. Many times an appraiser may not be aware of construction, zoning, or general neighborhood issues that negatively affect value.

Real estate brokers familiar with the property and the area may also be a valuable resource for this type of information. They may also be able to assist the appraiser in determining which properties are the best comparables for a particular home. All of the appraiser’s conclusions need to be properly documented with supporting evidence in the appraisal report that will be submitted with other supporting paperwork prior to the hearing.

In addition to compiling evidence, the taxpayer should take care to learn and follow the rules of the local board of assessment review. Each taxing jurisdiction has appropriate appeal forms. It is also critical to determine the deadline for filing an appeal.

The final step in an appeal is a hearing before the assessment appeal board. Proper preparation is the key to a successful hearing. The home owners and the appraiser should prepare a script detailing the important points that need to be made during the appraiser’s testimony in order to prove a lower market value and assessment.

The key focus should be comparing the home in question with every presented comparable. The appraiser should be prepared to analyze each important amenity and discuss how it positively or negatively affects value.

During uncertain economic times, the effort of appealing a property tax bill reduction may prove well worth the time and effort involved.

Current mortgage loan rates

Don't look now, but interest rates on 30-yr. fixed rate mortgage loans are starting to creep up, as we knew they would. By historical standards, they are still very good, but as a general rule of thumb you can estimate that for every 1% increase in rates, you will qualify for 10% LESS home. In other words, if you qualify for a $330K mortgage at 4.5% interest rate, you will only qualify for a $330K loan if the rates increase to just 5.5%. (I repeat, these are very rough figures with a lot of variables involved, but you get the idea.)
